Commercial-grade sealer applied to protect asphalt from the two things the Central Valley has in abundance: UV and heat. Valley sun oxidizes unsealed asphalt gray and brittle years ahead of schedule; a proper sealcoat cycle keeps the binder flexible and the surface black, and costs a fraction of the repaving it postpones.
How the work goes down.
Surface prep first — cleaning, oil-spot priming, and crack treatment — because sealer over dirt is money over nothing. Two coats standard, sprayed or squeegeed to match the surface, striping re-laid after cure. For parking lots we phase sections so the property never fully closes.

How often should asphalt be sealcoated here?
In the Valley: 2–3 years for commercial lots, 3–5 for residential driveways. The sun here is harder on asphalt than the traffic is.
Can you sealcoat over cracks?
Sealer isn't a crack filler — cracks get hot-applied filler first, then the sealcoat goes over the whole surface. Sealing over open cracks just paints the problem.
Do you do small jobs?
Yes — a single residential driveway is the same crew, same standards as a shopping-center lot. We don't turn jobs away by size.
