Maintenance & Repair
The work that
doubles a lot’s life.
Asphalt is a maintenance product. A lot that gets the right work at the right time can outlast its untreated neighbor by ten or fifteen years. Here’s the schedule, and here are the eight services we keep on hand to run it.
The maintenance schedule
What a Valley lot
actually needs, when.
The Central Valley is hard on pavement — triple-digit summer heat, expansive clay and adobe soils, and ground that swells and shrinks with irrigation cycles. A schedule like this one keeps a properly-installed lot in service for twenty-five years before it needs a full repave.
-
Year 0
Fresh install.
New asphalt gets six to twelve months to fully cure before its first seal coat. We don’t rush this — sealing too early traps oils and softens the surface.
-
Year 1–2
First seal coat.
The first protective seal coat goes on once the surface has cured. This is the layer that takes the UV beating instead of the asphalt underneath.
-
Year 3–5
Crack sealing & second seal.
Hairline cracks start to show. We rout and fill them with hot crack sealant, then reseal. Done now, this is fifty dollars of work. Done later, it’s a five-figure repair.
-
Year 7–10
Slurry seal & striping refresh.
A slurry seal restores texture and skid resistance. We re-stripe the parking spaces, repaint ADA markings, and replace any wheel stops or curb paint that’s faded.
-
Year 12–15
Patches & overlay.
Localized failures get hot-patched. If the surface is worn but the base is sound, a one-and-a-half-inch overlay buys another decade without the cost of a full removal.
-
Year 20–25+
Time to repave.
Even maintained asphalt eventually needs to come up. When it’s time, we’ll be straight with you about it — and the proper schedule means you’ll have gotten every last year out of the original install.
What we do
Eight services
we keep on hand.
Crack repair & patchwork
Hot-applied Crafco sealant for working cracks; cold patch for emergencies. The single highest-return maintenance line item.
Seal coating
Protective surface coat that takes UV damage instead of the asphalt. Apply on a proper schedule, double your pavement life.
Slurry seal
An asphalt-emulsion / aggregate slurry that restores texture and surface friction without a full overlay.
Hot patching
Localized failure repair using hot asphalt mix. Cleaner edges, better bond, longer service than cold patch.
Line striping
Fresh parking-stall layout, lane lines, fire lanes, curb striping — in long-life thermoplastic or standard traffic paint.
ADA-compliant spaces
Accessible parking layout to current California ADA requirements — spaces, access aisles, ramps, signage.
Pavement resurfacing
Mill-and-fill or full surface course replacement when the wear layer is failing but the base is still sound.
Overlays
One-to-two-inch new surface course laid over existing asphalt. Cheaper than a repave, lasts ten-plus years.
From a crack-fill customer
If the base is failing — alligator cracking, sunken patches, water pooling under traffic — maintenance won’t bring it back. A full repave starts the schedule over from year zero with twenty-five good years ahead of it.
