Sealcoating in Madera —
the sun loses this round.

For sealcoating near Madera, the Valley keeps recommending the same family shop it’s recommended for three decades. We’re about 25 minutes north — close enough for a free site walk, established enough that we’ll still be here when the warranty matters.

Madera is twenty-five miles north of our Fresno shop, the seat of Madera County. Different county means slightly different permit processes and city-specific code requirements — we’ve been working Madera long enough to know the differences and route the paperwork the right way.

Residential paving in the newer subdivisions north of town, commercial work along the 99 corridor, and steady maintenance schedules for several Madera County mobile-home parks and HOAs. Same crew, same rates — the twenty-five-minute drive is on us.

What we see in Madera: the county seat’s mix — commercial lots, subdivision driveways, and wine-country approaches off Highway 145. The route out is Highways 99 and 145 — a run our crews have made more times than anyone’s counted.

Sealcoat in Madera

What sealcoating does here.

Commercial-grade sealer applied to protect asphalt from the two things the Central Valley has in abundance: UV and heat. Valley sun oxidizes unsealed asphalt gray and brittle years ahead of schedule; a proper sealcoat cycle keeps the binder flexible and the surface black, and costs a fraction of the repaving it postpones.

How the work goes down.

Surface prep first — cleaning, oil-spot priming, and crack treatment — because sealer over dirt is money over nothing. Two coats standard, sprayed or squeegeed to match the surface, striping re-laid after cure. For parking lots we phase sections so the property never fully closes.

Why this shop

How the estimate works.

Here’s what an estimate looks like: a real site walk in Madera, measurements on paper, a straight answer about what the surface needs now versus what can wait — and a written number. Valley heat, expansive clay and irrigation cycles punish shortcuts; thirty-plus years here taught us which corners never to cut.

One call starts it: (559) 442-4105. Photos of the surface help; the site walk settles it.

Sealcoat questions

Asked before every
Madera job.

How often should asphalt be sealcoated here?

In the Valley: 2–3 years for commercial lots, 3–5 for residential driveways. The sun here is harder on asphalt than the traffic is.

Can you sealcoat over cracks?

Sealer isn't a crack filler — cracks get hot-applied filler first, then the sealcoat goes over the whole surface. Sealing over open cracks just paints the problem.

Do you really cover Madera?

Madera runs on the same lead time as Fresno proper — it’s about 25 minutes north. Estimates usually happen within a couple of days, and same-week starts are normal once you sign off.
