Sealcoat,

Sealcoat: A protective emulsion applied over asphalt to shield the binder from UV and slow water intrusion. It's maintenance, not repair.
Why it matters on your job: In Valley sun we recommend every 2–3 years for commercial lots and 3–5 for driveways — the cheapest years of life a surface can buy.
