UV and oxidation
Sun is harder on Valley asphalt than traffic. UV oxidizes the binder — the black glue — making it stiff and brittle years ahead of schedule. You can watch it happen: rich black at year one, gray by year four if unsealed, cracking by six. Sealcoat on a 2–3 year commercial cycle (3–5 residential) is sunscreen: the sacrificial layer takes the UV so the structure doesn't.
Heat softening and scuffing
On 105° afternoons, asphalt surfaces reach 140°+ and soften. Power-steering scuffs from parked cars turning their wheels, dents from trailer jacks and kickstands — cosmetic, mostly, but real. New asphalt is most vulnerable its first summer; we tell every customer to avoid dry-steering in one spot for the first weeks, and to give the surface its full cure before the RV parks on it.
The clay beneath the heat
The Valley double-whammy: summer bakes expansive clay brick-hard and shrunken; irrigation and winter rain swell it back. That yearly breathing cracks pavement from below — which is why base depth and moisture-stable design matter more here than in mild climates, and why we ask about your irrigation before quoting your driveway.
The calendar that wins
Fall: crack-seal before the rain (the single highest-return hour of maintenance). Spring: patch what winter exposed. Every 2–5 years: sealcoat by surface type. Any year you skip the calendar, the climate compounds; owners who keep it routinely see 25-year surfaces in a place that eats unmaintained asphalt in 12.
